UAE visa new rules 2026 add up to six confirmed changes — and they cut in both directions: approvals got faster and visa on arrival got wider, but three nationalities are temporarily suspended entirely. 1. Tourist visa approvals in ~48 hours

2. Visa on arrival for six more nationalities (residents abroad)

The biggest expansion of the year: nationals of the Philippines, Indonesia, Vietnam, Thailand, Kenya and South Africa who live abroad with a valid residence permit from the US, UK, an EU state, Singapore, Japan, South Korea, Australia, New Zealand or Canada can now get a visa on arrival: 14 days (AED 100, extendable once) or 60 days (AED 250, single stay). 3. More qualifying residence countries for Indians

The 14-day visa-on-arrival route for Indian nationals now accepts residence permits from Singapore, Japan, South Korea, Australia, New Zealand and Canada — on top of the US green card / US visa / UK–EU permit routes that existed before.

4. Property-linked residency: AED 750,000 floor removed

For property owners seeking residency, the minimum property value requirement has been dropped — but the applicant must be the sole owner. This is a residence-visa change rather than a tourist one; it matters if your long-term plan runs through Dubai property.

5. Dubai smart medical visa (announced)

GDRFA and the Dubai Health Authority announced a streamlined medical visa for international patients. Details are still being finalised — treat it as announced, not yet applicable.

6. Temporary suspension: Uganda, DR Congo, South Sudan

Since 6 June 2026, new visas are suspended for nationals of Uganda, the Democratic Republic of Congo and South Sudan, and entry is barred for travellers arriving from or transiting those countries — an Ebola-preparedness measure. The exemption: more than 21 days spent outside the affected countries before arrival. The measure is explicitly temporary and subject to review; the three country pages above carry the current status.

What this means in practice

Most travelers are net winners: faster approvals, more on-arrival options, and the 88-country visa-free list unchanged. If you’re from a suspended nationality, wait for the review rather than paying anyone who “guarantees” a visa — nobody can override a suspension.
